A guarantor is allowed if applicant does not meet the income qualifications but meets all other qualifying criteria. All applicants must be at least 18 years of age. Guarantors must fill out a separate application and pay the $75 application fee. The guarantor must meet the qualifying criteria and be approved through our screening process. A guarantor will assume full responsibility for the lease if the occupying resident defaults.
If an application is approved conditionally, rental verification must be verified. Inability to obtain / unsatisfactory rental history could result in the disqualification of the application.
A felony conviction (and some applicable misdemeanors) may disqualify an applicant. A criminal background check will be generated and evaluated in accordance with our company’s felony policy.
Rental Payment
The monthly rent is due on or before the first day of each month. There will be a late fee for all rent paid after the fifth of the month. Rent can be paid by personal check, cashier’s check, money order or via our online portal. No cash accepted. All returned checks will be assessed an NSF fee of $30.00 plus applicable late fees.
Renter’s Insurance
$100,000 personal liability is required. The owner’s insurance policy does not cover damage by fire, water, vandalism, or any other cause to your personal property located within the apartment. RLL offers our residents a great discount or you can purchase your own. See the brochure in the leasing office for more information.
Pets
Pets (cats and dogs only) are welcome within the following guidelines and per management approval.
- A non-refundable $400 pet fee is required per pet. Additional monthly pet rent may apply.
- Maximum of two pets per apartment, no reptiles allowed. Caged animals must be approved by management.
- Photos of pet and up-to-date rabies records will be required prior to the pet being allowed on-site.
- Breed restrictions include but not limited to: American Pit Bull Terrier, Bull Terrier, Staffordshire Terrier, American Staffordshire, Rottweiler, German Shepherd, Siberian Husky, Alaskan Malamute, Doberman, Chow, Great Dane, St. Bernard, Akita, Presacanarios, Wolf hybrids & any mixtures of these breeds. List can change without notice.
